# RERA (Real Estate Regulatory Authority)

A regulatory body established under the Real Estate (Regulation and Development) Act, 2016 to protect homebuyer interests and promote transparency in real estate projects.

## What is RERA?

RERA is a state-level regulatory authority established under the Real Estate (Regulation and Development) Act, 2016\. It regulates real estate projects above a threshold size, requiring developers to register projects before marketing or selling units. RERA mandates financial transparency — including separate escrow accounts for project funds — timely delivery of projects, quality standards, and a dispute resolution mechanism for homebuyers.

## RERA impact on land acquisition

Developers must secure clear land title before applying for RERA registration. This means land acquisition teams must ensure all title documents are clean and complete — any encumbrance, litigation, or title defect will prevent RERA registration. RERA-compliant documentation includes clear title opinion from legal counsel, approved layout plans, all required NOCs, and evidence of land ownership or development agreement. The land acquisition process directly impacts the timeline for RERA registration and project launch.

## RERA Tamil Nadu (TNRERA)

TN-RERA applies to residential and commercial projects above 500 square meters or 8 apartments. Registration is mandatory before any advertisement, marketing, or sale of units. Developers must file quarterly compliance reports and maintain a separate bank account for 70% of project collections. Complaints can be filed online at tnrera.in. Non-compliance attracts penalties up to 10% of project cost.
