Recorded-holder names on the extract match the latest sale deed and the chain of title.

### Patta number

Patta number on the extract matches the seller-supplied patta document.

### Survey + subdivision

Survey number and subdivision match the deed schedule exactly.

### Old survey number

If a re-survey happened, the old survey number on the extract matches the deed.

### Land classification

Wet / dry / natham / house-site classification matches the deed and FMB.

### Extent (Hect-Ares-Sqm)

Extent matches the deed; gaps may indicate partition or government acquisition.

### Government / Private

Review the recorded classification; Government or Poramboke entries need authority verification.

### Digital signature date

Review the signature date because an older extract may not reflect a later revenue-record change.

Red flags

## Common red flags in a Patta / Chitta extract

If any of the patterns below show up on the extract, pause the deal and get a licensed advocate or revenue surveyor to reconcile before paying advance.

### Owner mismatch

Recorded-holder names differ from the latest registered sale deed. Investigate the mutation status and deed chain before relying on either record.

### No Patta result

The search returns no Patta — do not infer the classification; confirm the survey details and check with the revenue office.

### Land-type mismatch

Chitta land classification (wet / dry / natham) does not match the sale deed schedule — possible re-classification dispute.

### Old survey number absent

No old survey number on the chitta but the deed references one — either a re-survey was never reconciled, or the deed is for a different parcel.

### Extent mismatch

Chitta extent materially differs from the deed schedule — partition, sub-division, or acquisition was never registered.

### Compare the recorded holder and land type with the deed

Compare recorded-holder names, relationship, land classification (wet/dry/natham/house-site), and extent with the sale deed and title chain. A matching revenue entry is not proof of legal title.

The chitta extract must be reconciled with the Field Measurement Book sketch, Encumbrance Certificate, and the field-level Adangal register before token advance.

Combined Patta-Chitta extract for revenue-village land. It can include recorded-holder, land type, extent, tax, and soil fields.

Natham Patta

House-site (natham) parcels inside revenue villages — same upstream as rural with \`landtype=N\` flag.

Town Survey Land Register — for parcels inside municipality / corporation limits. Uses ward + block codes.

What is a Patta-Chitta extract?

Patta is a Revenue Department record showing the person in whose name the parcel is recorded for revenue purposes. Chitta is the rural revenue record showing land classification (wet/dry/natham) and tax details. Tamil Nadu presents these details together in the Patta-Chitta extract for rural and natham land.

For urban parcels inside municipal / corporation limits, the equivalent document is the Town Survey Land Register (TSLR) extract.

When do I need to pull the chitta extract?

Pull the extract before any token advance, before approaching a bank for a property loan, when the recorded revenue holder needs to be checked, or when there is any doubt about whether the Patta is in the seller’s name.

It can also help investigate a partition or mutation mismatch because it shows the available revenue entry. It does not establish historical or current legal ownership by itself.

What’s the difference between Rural, Natham, and Urban modes?

Rural covers agricultural land in revenue villages (wet/dry classification). Natham covers house-site (settlement) parcels inside revenue villages — same data source as rural, different \`landtype\` flag (N vs R).

Urban TSLR covers parcels inside town survey areas (municipalities, corporations) and requires ward + block codes in addition to the district / taluk / town cascade.

Can I search by Patta number instead of survey number?

Yes, for Rural and Natham. Switch to "Patta number" search and enter the numeric Patta number instead of the survey number and subdivision.

Urban TSLR extracts do not carry a Patta number — the urban search always uses survey number and subdivision.

Can I download the Patta, Chitta, or TSLR extract as a PDF?
