Filing at the wrong SRO will be refused. The same rule applies to gift deeds, mortgages, partition deeds, and any other instrument that requires registration under the Indian Registration Act.

A registerable sale deed, the title chain (parent documents going back 30 years where available), patta, chitta, latest property tax receipt, encumbrance certificate, ID proofs and passport-size photos of buyer and seller, PAN cards, and proof of paid stamp duty and registration fee.
Two witnesses must appear in person at the Thiruvottiyur SRO at the time of registration. Power of attorney holders must produce the original notarised POA.
Thiruvottiyur Sub-Registrar Office is open Monday to Saturday, 10:00 AM to 5:45 PM. Document presentation for registration is accepted only until 3:30 PM — after that the registrar will not collect new documents, though the office remains open until 5:45 PM for Encumbrance Certificate pickup, fee payment, and inquiries.
