Chitta (Land Revenue Record)

A revenue extract maintained by the Tamil Nadu government showing land classification, extent, and tax details for a survey number.

What is a Chitta?

Chitta is the revenue record complement to the Patta in Tamil Nadu. While the Patta records ownership, the Chitta details the land's classification — wet (nanjai), dry (punjai), garden, or manavari — along with the extent and tax assessment for a given survey number. It is maintained by the Revenue Department and updated by the Village Administrative Officer. The Chitta serves as the government's record of what the land is and how it is assessed, rather than who owns it.

Chitta vs Patta

The Patta establishes ownership — it records who holds the land. The Chitta establishes land classification and revenue details — it records what the land is and how it is taxed. Both documents reference the same survey number and extent, and they must match for a clear title. Any discrepancy between Patta and Chitta — in extent, classification, or survey number — indicates a records issue that must be resolved before proceeding with an acquisition.

How to verify a Chitta

Chitta records can be verified at the Village Administrative Office by requesting a certified extract for a specific survey number. In Tamil Nadu, the TNREGINET online portal also provides Chitta details. During due diligence, always cross-reference the Chitta with the Patta and A-Register to ensure consistency across all revenue records. Pay particular attention to the land classification — if a Chitta shows the land as "wet" (nanjai), conversion restrictions may apply.
