Patta (Land Ownership Certificate)

A revenue document issued by the Tamil Nadu government that records the current owner of a land parcel.

What is a Patta?

Patta is the primary ownership document in Tamil Nadu, issued by the Taluk office under the Revenue Department. It records the survey number, land extent, owner name, and land classification (wet, dry, garden, or manavari) for a specific parcel. Every legally owned land parcel in Tamil Nadu has a corresponding Patta, and it serves as the government's acknowledgment of who holds rights over that land. The Patta is not a title deed — it is a revenue record that reflects ownership as recognized by the state.

Why Patta matters in land acquisition

Without a valid Patta, ownership of a land parcel cannot be verified through government records. During any acquisition, the Patta must match the Chitta (land revenue extract) in terms of survey number, extent, and classification. If the seller's name does not appear on the Patta, ownership has not been formally transferred through mutation — a critical red flag in due diligence. Patta is also required for obtaining loans, registering sale deeds, and applying for land use conversion.

How to obtain a Patta

A Patta can be obtained by applying at the Taluk office with required documents including the registered sale deed, previous Patta copy, encumbrance certificate, and identity proof. In Tamil Nadu, the TNREGINET online portal also provides access to Patta details by survey number. After a property transaction, the buyer must separately apply for mutation (name transfer) to get a new Patta issued in their name — this process is not automatic upon registration of the sale deed.
