Registration is jurisdictional. If your property sits in any of the villages under Aranthangi, your sale deed must be presented at this SRO.
Filing at the wrong SRO will be refused. The same rule applies to gift deeds, mortgages, partition deeds, and any other instrument that requires registration under the Indian Registration Act.
Apply online via the TNREGINET portal at tnreginet.gov.in. Select Encumbrance Certificate (Form 15 for the standard certificate, Form 16 for nil), choose Aranthangi as the SRO, enter the registration village and survey number, pay the fee, and download the issued EC.
Walk-in applications are also accepted at the SRO counter. Processing typically takes 2–7 working days depending on the period requested.
A registerable sale deed, the title chain (parent documents going back 30 years where available), patta, chitta, latest property tax receipt, encumbrance certificate, ID proofs and passport-size photos of buyer and seller, PAN cards, and proof of paid stamp duty and registration fee.
Two witnesses must appear in person at the Aranthangi SRO at the time of registration. Power of attorney holders must produce the original notarised POA.
Aranthangi Sub-Registrar Office is open Monday to Saturday, 10:00 AM to 5:45 PM. Document presentation for registration is accepted only until 3:30 PM — after that the registrar will not collect new documents, though the office remains open until 5:45 PM for Encumbrance Certificate pickup, fee payment, and inquiries.
Sundays and gazetted Tamil Nadu state holidays are closed. Plan to arrive at least an hour before the 3:30 PM cutoff to allow for token issuance, payment verification, and biometric capture.
