Registration is jurisdictional. If your property sits in any of the villages under Devakkottai, your sale deed must be presented at this SRO.
Filing at the wrong SRO will be refused. The same rule applies to gift deeds, mortgages, partition deeds, and any other instrument that requires registration under the Indian Registration Act.
Apply online via the TNREGINET portal at tnreginet.gov.in. Select Encumbrance Certificate (Form 15 for the standard certificate, Form 16 for nil), choose Devakkottai as the SRO, enter the registration village and survey number, pay the fee, and download the issued EC.

A registerable sale deed, the title chain (parent documents going back 30 years where available), patta, chitta, latest property tax receipt, encumbrance certificate, ID proofs and passport-size photos of buyer and seller, PAN cards, and proof of paid stamp duty and registration fee.
Two witnesses must appear in person at the Devakkottai SRO at the time of registration. Power of attorney holders must produce the original notarised POA.
