Can I register my sale deed at any TN SRO, or only at Chengam?

Registration is jurisdictional. If your property sits in any of the villages under Chengam, your sale deed must be presented at this SRO.

Filing at the wrong SRO will be refused. The same rule applies to gift deeds, mortgages, partition deeds, and any other instrument that requires registration under the Indian Registration Act.

How do I get an Encumbrance Certificate from Chengam?

Apply online via the TNREGINET portal at tnreginet.gov.in. Select Encumbrance Certificate (Form 15 for the standard certificate, Form 16 for nil), choose Chengam as the SRO, enter the registration village and survey number, pay the fee, and download the issued EC.

Walk-in applications are also accepted at the SRO counter. Processing typically takes 2–7 working days depending on the period requested.

What documents does Chengam accept for sale-deed registration?

A registerable sale deed, the title chain (parent documents going back 30 years where available), patta, chitta, latest property tax receipt, encumbrance certificate, ID proofs and passport-size photos of buyer and seller, PAN cards, and proof of paid stamp duty and registration fee.

Two witnesses must appear in person at the Chengam SRO at the time of registration. Power of attorney holders must produce the original notarised POA.
