How do I get an Encumbrance Certificate from Ponneri?

Apply online via the TNREGINET portal at tnreginet.gov.in. Select Encumbrance Certificate (Form 15 for the standard certificate, Form 16 for nil), choose Ponneri as the SRO, enter the registration village and survey number, pay the fee, and download the issued EC.

Walk-in applications are also accepted at the SRO counter. Processing typically takes 2–7 working days depending on the period requested.

What documents does Ponneri accept for sale-deed registration?

A registerable sale deed, the title chain (parent documents going back 30 years where available), patta, chitta, latest property tax receipt, encumbrance certificate, ID proofs and passport-size photos of buyer and seller, PAN cards, and proof of paid stamp duty and registration fee.
