A-Register (Village Land Register)

The primary land register maintained at the village level by the Revenue Department, recording ownership, classification, and extent of every survey number.

What is the A-Register?

The A-Register is the master land register maintained at the Village Administrative Office by the Revenue Department. It contains a comprehensive record of every survey number in the village, including the owner name, land extent, land classification (wet, dry, garden, manavari, poramboke), and tax assessment details. The A-Register is the authoritative source from which individual Pattas and Chittas are derived — it is the single source of truth for village-level land records.

A-Register in due diligence

During due diligence, cross-verifying Patta details against the A-Register is a critical step. Discrepancies in extent, classification, or ownership between the Patta and A-Register indicate records inconsistencies that must be investigated. The A-Register also shows whether a subdivision has been properly recorded and whether the survey number is classified as private land (patta land) or government land (poramboke). The Revenue Inspector is responsible for maintaining and updating this register after mutations and subdivisions.

How to access A-Register

The A-Register is physically maintained at the Village Administrative Office. To obtain information, visit the office and request a certified extract for specific survey numbers. Some districts in Tamil Nadu offer partial online access to A-Register data through TNREGINET, though the completeness of online records varies. For thorough due diligence, a physical inspection of the A-Register at the village office is recommended, as online records may not always be current.
